Pursuant to State law there will be no physical location for this meeting. This meeting will be held electronically and live streamed on www.westportct.gov . This meeting will also be shown on Westport’s Optimum Government Access Channel 79, subject to availability. The public may attend and offer testimony during the meeting by using the meeting link published on the agenda prior to the meeting. The meeting agenda is available at www.westportct.gov on the “Meeting List and Calendar” web page. Written comments may also be received prior to the Public Meeting and should be sent to PandZ@westportct.gov by 12:00pm on the day of the meeting if intended to be distributed for consideration by members of the Planning and Zoning Commission. Written comments received after 12:00pm on the day of the meeting will be entered into the record but will not be distributed until the next business day. PLANNING & ZONING COMMISSION MEETING

I. PRE-APPLICATION
(The following will be discussed and voted on as time permits. The public may observe and participate at the public meeting.) 
1. Pre-Application discussion of proposed text amendment to §11-2.4.8A and §11-2.4.4: Appl. PZ-26-00223, Submitted by Ralph Skarkis, which seeks to allow Accessory Dwelling Units (ADUs) be attached to garages without the garage portion of the structure included in the maximum ADU building area and additional height for garages to accommodate car lifts. Time Allotted for a Pre-Application: 20 minutes

II. PUBLIC HEARING 
(The following will be discussed and voted on as time permits. The public may observe and participate at the public hearing.) 
2. 185 Main Street: Coastal Site Plan Appl. #PZ-26-00138 submitted by Acadia 181 Main St LLC, property owner, to replace two sections of the existing seawall totaling approximately 38 linear feet, located in the Residence A District, PID #C10089000. (Must decide by 5/20/26 w/o extension)
3. 140 Compo Road South: Special Permit/Site Plan Appl. #PZ-26-00196 submitted by Brian Nesteriak, B&B Engineering, LLC, for property owned by Susan (LU) Turcotte, to permit non-exempt Excavation and Fill for the construction of a retaining wall to create a flattened backyard, located in the Residence A District, PID #C07195000. (Must decide by 6/24/26 w/o extension)
4. 1 Glendinning Place: Special Permit/Site Plan Appl. #PZ-26-00258 submitted by Vincent Crudo in c/o Robert W. Hartt, for property owned by 1 GD Holdings LLC,  to renovate a portion of an existing detached garage while retaining part of the structure as an equipment garage, located in the Design Development District #4, PID #C15026000. (Must decide by 6/24/26 w/o extension)

III. WORK SESSION
